Some real estate "tidbits" for you......
If you are buying a condominium including a townhome, what will you ask before you buy?
1.  How much are the assessments?  When are the payments due?  What do they cover?  What don't they cover?
2.  Does the complex have a viable reserve fund for major projects in the future?
3.  Are there restrictions on renting?
4.  Do the architectural guidelines suit you preferences?
5.  What are the rules with respect to pets, flags, outside antennas, satellite dishes, clotheslines, fences, patios, and home businesses?
6.  If you're considering an age-restricted community, what is the policy on underage residents?

The more you know in advance, the more likely you'll enjoy your new home and new neighborhood.

 Federal tax liens have such a long reach that even if a beneficiary of an excumbrance with priority status, forecloses on the property  that is encumbered by a Federal Tax Lien, the IRS has the right to redeem the property within 120 days from the date of the sale provided for by Title 26, Section 7425(D) United States Code.  Needless to say, this may impede a successful sale or the closing on your property. 
If you want to claim the debt-forgiveness exemption, download IRS Form 982 at www.irs.gov and attach it to your return for the year in which the debt was forgiven.  And do not assume that this tax code benefit to homeowners will be around forever - it expirews at the end of 2012.
