  Prices in Southern California are higher than the Mid West and South for the most part.  Los Angeles County typically has higher values for many reasons.  One, the climate is ideal all year 'round.  Two, the views of the mountains and ocean are priceless, and three, our property taxes are based on the purchase price of your home.....@1.25 % of your purchase price goes for property taxes annually.  So, if you purchase a home for $750,000.00 X 1.25%, tax is $9375.00 annually or monthly = $781.25!  Your lender should add this figure to your monthly mortgage payment so you have the "whole" picture.
